| Brenda Avilla-Kintz Professional Memberships Held: Santa Clara County Association of Realtors California Association of Realtors National Association of Realtors Notary Institute for Luxury Home Marketing Designations & Industry Certifications Held : GRI (Graduate Realtor Institute) - Completion of a year long program of advanced Realtor course work. CDPE (Certified Distressed Property Expert) - Trained to educate home owners that are facing potential foreclosure or who may be having difficulty affording their mortgage about available options, strategies, and consequences of each option. Early discussion is best, as more options are available before payments have been missed. CHS (Certified HAFA Specialist) - Training and regular updates received regarding the HAFA (Home Affordable Foreclosure Alternatives) program and how it works with the Home Affordable Modification Program (HAMP). These are two programs that participating lenders have set up to streamline the loan modification and short sale processes. RCS-D (Real Estate Collaborative Specialist-Divorce) - Trained to council couples who are considering divorce about pre and post divorce options pertaining to real estate and financing. More options are available and pitfalls can be avoided if advice is given prior to divorce settlement. SFR (Short Sale Foreclosure Resource) - Designation from National Association of Realtors indicating training received in Short Sales and Foreclosures SRES (Senior Real Estate Specialist) - Trained in working with the residential needs of individuals age 55 and over. Including Active adult, Gated 55+ communities, assisted living, Prop 60/90, aging in place, reverse mortgage purchases, etc. I continue to attend seminars and classes to stay current with changes in the industry and better meet my client needs. I have also been active member of the SCCAOR Housing Opportunities Committee. A committee of approximately one dozen Realtors and affiliates who work to educate other Realtors, lenders, and the local community about housing opportunities, down payment assistance programs, and foreclosure prevention. The committee organizes home buyer education and foreclosure prevention events. I am also am a regular volunteer counselor at the Foreclosure Help Center of Santa Clara County. What I offer Currently serving Santa Clara and Alameda counties, I work to present options that are based on each client's unique goals. This can be based on a milestone in life (first home, marriage, growing family, downsizing, relocation, divorce, death, etc.), financial goals (building equity, investment, planning for retirement, estate planning, etc.) or a number of other reasons. A real estate goal can be long or short term, but either way, it is usually a significant financial decision that can greatly affect our lifestyle and ability to achieve future goals. I work to I assist my clients in making informed decisions about when and how to act towards a goal. Although it is a term "agent for life" is often overused these days, I truly do strive to be a resource and expert that my clients can rely on throughout out their lives and transitioning goals. I realize that degree of trust is earned by listening and offering options to the client,,, taking care of clients to the best of my abilities. This may mean acting immediately; other times it may mean working towards the goal for a month, or even a year. Either way, I believe that it is usually better to find out the steps involved in achieving the goal, sooner that later. Whether you're looking to sell, purchase a dream home, ideal investment, or trying to purchase your first home, meeting a client's specific criteria is important to me. Real estate needs are as unique as the people who have them. I enjoy creating an elated client by changing perceptions of what a Realtor can offer and exceeding expectations. Background A California native, I grew up in Cupertino, CA and have lived and worked thoughout most of the SF bay area for the past 30 years. My first career was as an Electro-Mechanical engineer working in Silicon Valley. Although I always liked "solving the puzzle" during the design process, I always had an interest in real estate. Ever since I was a teenager, I was always picking up real estate magazines in supermarkets and dragging my friends and family to open houses. I always loved finding the "hidden gem" or value priced home. Eventually, I bought my first home. Due to the fact that my agent's office closed during the purchase, I had to learn the nuts and bolts of a real estate transaction quickly in order to save my purchase! This was the first time that I realized, as in any industry, it is difficult to find good and reliable professional help. This experience has always served as a reminder of how professionals often fail their clients. Just as I felt that I deserved more, I believe that my clients do as well. Over the next few years, my experience of having to fight to keep my own transaction together led me to assist people wit friendly assistance whenever they needed real estate help. I took pride in finding great investment properties and loan programs for anyone that asked. I later found that I was often able to help people sell a property faster and at higher dollar than most real estate professionals. I soon realized that "solving the puzzle" of a great real estate transaction could truly be an exciting and rewarding experience. While I am qualified for different professions, and employment has never been an issue, my desire to be challenged, achieve where others have failed, and help people achieve what they may have not thought was possible, has led me to be passionate in my work as a full time REALTOR. Hobbies/Interests [Yes, I'm actually human ;) ] Yes, I do love being a Full Time REALTOR. Still, I try to avoid driving my husband insane by being too one dimensional; balance in life is important. So, I do have a few hobbies. I love viewing and creating art (mostly painting). I love to garden. However, one year, due to a busy workload, only my cacti survived :( . Currently, I am back to composting and thankfully have everything on drip (whew). Whenever I get a chance, I like to cook. My husband, Shawn, says that the first time he had my lasagne, he knew that he had to have it for the rest of his life,,, yep, lasagne closed the deal! Speaking of Shawn, he is my rock and keeps me grounded both personally and professionally.
